Real Estate
Since 1986 we are engaged in this business with remarkable sales and highly satisfied clients of international origin who have found their property through us. Generally one can say that real estate prices on Ibiza are amongst the highest in Europe with a yearly increase in prices hardly found somewhere else. Since Spain has become a full member of the EU almost no restrictions to foreigners buying property have survived the Franco regime. Banks favor the development by granting foreigners at very interesting conditions on loans, namely the international bank rates for loans. As ECO is cooperating with several national operating banks we can make you an interesting offer whenever you would like to purchase property.

Farm Houses, Villas and Chalets
The old farm houses, called "Finca", are typical for the island: up to 1.000 years of age, sometimes in their original, sometimes in a renovated state, are very highly desired objects in the real estate market. Their walls consist of natural, hand cut stones and their architecture is like a small fort with very small windows and low doors. Some have just one floor, others have an upper floor as well, many have arches and terraces.
Villas, usually with swimming pools and a luxury touch have been built here over the last 20 years or so. You find them in the neighborhood of the bigger cities, on the waterfront or in the countryside. They usually they stand on smaller portions of land and are connected to the main electricity and water lines. Their prices varying with their size of construction, location and individual standard of interior design.
Chalets are smaller than villas and have a relatively lower price range. A Chalet is sought to be a holiday home only and heating systems are often absent because they are used only in the summer months. Often they are located in a holiday resort area.

Apartments
Apartments, Penthouses, Condominiums and Flats can be divided into residential and holiday related. Most of the residential ones are located within the city limits while the holiday related objects are to be found in the tourist developed areas across the island.

Commercial Objects
Someone wanting to open any type of business on the island will have a relatively big choice of available commercial objects like shops, restaurants, bars, hotels, discotheques and industrial buildings. There are tiny (25 sq.m.) sites in the old part of Sa Penya and huge ground floors of up to 500 sqm in the newer parts of the cities available. Banks usually are granting credits for business sites. Land
Whenever a client does not find his dream-house or wants to build according to his specific needs we can offer land in almost every size and location on the entire island. Building permits depending on the size of the land one wants to build on: in some areas a piece of land of 1.000 sqm is enough to obtain a license going up to 30.000 sqm in rural areas or up to 100.000 sqm in the mountains. Prices per sqm start with € 10.- for bigger portions and reach € 600.- and more for sites at the waterfront or in the cities. Often a lower price range land needs investment to better the infrastructure like power and water supply, road works and alike.

Architecture, Design and Cosnstruction Supervision
For building a new villa or chalet on purchased land Mr. Oliva-Prim and his brother, both fully licensed architects and engineers, will elaborate your ideas and needs with the help of the latest CAD software into a realistic architectonic plan necessary to obtain a construction license. They will recommend the best construction company to guarantee that your new house will meet your living standard.

Garden Planning
Gardening in general, flowers, trees, vegetable and fruits find excellent condition here and belong to many houses. ECO knows and cooperates with many skilled people, most of them foreigners speaking your language as well, who are able to design and install your individual garden.

Renovation and Repair
For those buying an already existing building and wanting to renovate, repair or enlarge it ECO cooperates with small groups of people specialized in stone works, installation of water, gas and electricity (both main and alternative power), carpenters and painters. Usually they have to be booked some time in advance but once they have given their cost estimate they do guarantee that the work accepted will be done in the time range agreed. Whenever the help of an official architect is needed by law to undertake those kind of work, Mr. Oliva-Prim will cooperate with you and the chosen work crew.

Caretaking
Whenever you are not living in your house for some time you have the chance to let ECO take care of it choosing the time interval of looking after it from daily to once a week to once a month, etc. This service can be merely a security check, opening of windows to let fresh air in - up to cleaning, repainting and garden maintenance. Fees have to be discussed individually, depending on the frequency, lengths of time and skill of the person in charge. We will be more than happy to make you some propositions whenever needed.

Renting out
Maybe you have come here for the first time and rented a privately owned house or finca from us? The same we can offer to you as a home owner: ECO can rent out your property for the time you are not living in it yourself. The peak season brings extremely high revenues from letting your property while less frequented times of the year rentals for several months do bring more moderate income and insure the safety and condition of your property. Whenever you feel it is time to offer your house on the rental market we will be pleased to give you our estimate designed to the specific situation of your property.
